Seller Concessions Reach a New US Peak

I’ve seen a lot of shifts in real estate over my decades in Lake Tahoe, but this recent trend caught my attention: in the rolling 3-month period ending mid-Q3, about 45% of home sales across the US involved sellers offering concessions—the highest mid-Q3 share since at least 2020. That’s even higher than the ~43% from a year ago, and it signals that buyers are gaining leverage as more inventory and less competition create new opportunities. These concessions aren’t just about a lower asking price; we’re talking about sellers stepping in to help with repairs, covering closing costs, or even offering mortgage-rate buydowns—multiple ways to reduce the total cost of buying a home. I’ve noticed sellers getting creative, using closing-cost credits and rate buydowns to keep deals moving, not just adjusting the price. In fact, about 16% of homes sold nationally in mid-Q3 combined a price reduction with a concession, giving buyers even more room to make a move.
